Although it's all good fun to think of them that way, the fact is that most are honest, hard-working, caring people. With just a few exceptions, the lenders we were working with before the mortgage meltdown, are the ones we're still working with. They're still doing their best to provide responsible home loans. Is Zero Down Dead
Not dead perhaps, but critically wounded! There are a few local banks and credit unions still offering zero down. In addition, the United States Department of Agriculture (USDA) is offering zero down on some rural properties. We have some maps showing what areas of Thurston, Mason, Lewis, and Pierce Counties qualify for their rural zero down loans. Although not zero down, FHA is back with their 3% down loans. FHA was a very popular way to go for many years before the sub-prime craziness of the past several years. Now they're popular again as the zero down market has drastically diminished. FHA allows a seller to pay most of your closing costs, lessening the amount you need to purchase. In addition, FHA has a "rehab" loan available where you can barrow the money to purchase and repair a property. Sometimes, the value at completion is greater than the cost to purchase and repair, giving your instant equity. Of course, VA loans are available to qualified veterans. The process is simple: Make a few calls, talk with a few lenders, stick with the one you like the best. We'll be happy to provide you with a list of our preferred lenders. The advantage of our preferred lenders is that we have a track record with them. We continue to use the ones who do a good job for our clients, and we drop the ones who don't. Don't be fooled by offers that sound too good to be true or by sales people who make everything sound so easy. Recent history has shown that too good to be true usually is.
