Contrary to popular beleif, homes are selling. In some cases, we're seeing multiple offers on some listings. It's not as crazy as it was a couple of years ago but who need crazy? Things have settled down and your home will sell if you're smart about it. So if you gotta go, or just wanna go, you can start packing.

In A Distressed Situation

As bad as the news has been, this is not a time to panic. Help is available. You can probably sell your home and avoid destroying your credit. But you can't wait until it's too late.

Sell

As soon as you realize you're in trouble - can't make your mortgage payment - contact us and get your home on the market. Try to arrive at a listing price that at least gets you out from under the payments. If you can't sell your home for what you owe on it, you'll need to try for a Short Sale.

Short Sale

In a short sale, your current lender or mortgage holder agrees to take a "short" payoff for your loan balance. We have considerable experience with Short Sales. This allows you to sell your property at it's true market value, even if that's not enough to completely pay-off the underlying loans.

Not Distressed

Even though it's not the best time there's ever been to sell real estate, it's not that bad. If you've owned your home for a while, you could be surprised at just how much equity you're accumulated.

Today's real estate market is all about price. If your residence is clean and well kept, and your price is realistic, you could still see several offers in it's first 30-days on the market. However, be careful! Overprice your home and you can quickly loose any hope of selling anywhere close to market value. The longer it sits of the market, the less desireable it becomes, and you generally need to get well below current market value to make up for it.
