As bad as the news has been, this is not a time to panic. Help is available. You can probably sell your home and avoid destroying your credit. But you can't wait until it's too late. Once your home lender starts foreclosure proceedings, it's probably too late. As soon as you realize you'll have difficulty making your mortgage payment, it's time to act!
Your Options
Sell
As soon as you realize you're in trouble - can't make your mortgage payment - contact us and get your home on the market. Try to arrive at a listing price that at least gets you out from under the payments. This, of course, assumes that you can sell your house for more than you owe on it. If that's not the case, you have a couple of options.
Short Sale
If you're already in trouble - can't make your mortgage payment - and you don't have enough equity or the ability to sell at a loss, you can try to negotiate a short sale with your current lender.
A short sale is where your current lender agrees to take a "short" payoff for your loan balance. Here's how it works:
First, you put your house on the market, listed as a "distressed property". We negotiate the best offer we can and you sign off on it subject to your lender's approval. We then present that offer to your lender. They can either agree to it or not.
Bankruptcy
